The fire and life safety framework in Maharashtra has taken a major leap forward with the implementation of the latest amendments under the Maharashtra Fire Prevention & Life Safety Measures Act 2006. As per the Fire Safety Act Maharashtra Government 2025 (See Rule 4(3)): An Automated Continuous Monitoring System (ACMS) based on Internet of Things (IoT) is now mandatory for fire-fighting systems in buildings or part thereof, as specified under Section 45 of the Act.
Acts Highlight
- Introduction of implementation of automated continuous monitoring system for fire-fighting system in a building or part thereof.
- Applicable for both Active and passive measures.
- The fire and life safety measures to be complied in accordance with the National Building Code (NBC)and Indian Standard Code (ISC) to get compliance certificate.
- Maintained fire prevention and life safety systems provided in buildings good repair and efficient working condition.
- The certificates issued by the Licensed Agency be submitted by owner or occupier in person or sent by registered post or through courier agency or online to Chief Fire Officer or Director.

Section 45(a)
Building with height more than 30 metres and used for,
(1) Hotel,
(2) Hospital,
(3) Business,
(4) Mercantile,
Section 45(b)
Building used as,—
(1) Residential building with height more than 70 meters;
(2) Large oil and natural gas installation such as refineries, LPG bottling plant and other similar facilities;
(3) Industrial building with moderate hazardous activities in nature having built up area 30,000 square meters or more and industrial building with high hazardous activities in nature having built up area of 10,000 square meters or more.
As per the Act, building owners and fire agencies are required to ensure:
- 24×7 remote monitoring of their fire alarm and suppression systems.
- Real-time alerts in case of equipment faults, power issues, or water level drops.
- Data retention and reporting to validate readiness and maintenance.
